This paper aims to outline procedures for using BIM systems for the management of the preliminary phases of design processes on an urban scale. We illustrate some innovative approaches for simulation and evaluation of the phenomena related to the sustainability of morphological and ergonomic choices of urban renewal plans. Starting from the traditional tools of representation, we propose a “CIM”, City Information Model. This platform is based on a ordered sequence of software applications (deliberately calibrated on widespread software applications in commerce), which allows to manipulate the virtual space of the project not only according to the usual perceptual and formal criteria, but at the same time also to perform technical-economic and energy-environment assessments, through comparisons of different scenarios. The proposed method proceeds with the development of physical studying models, which reproduce the preliminary solutions developed by the designer according to the most various morphological schemes. The physical geometry of the volumetric model is acquired by means of "reverse engineering", based on the use of photo-modeling. A not refined model is filtered by incongruent parties through a subsequent specific modeling software. Then the digital model is exported to a parametric BIM software. In this last step you will get a series of "conceptual mass" which, in addition to containing the 3D geometric data, supports the necessary information to perform fast analysis of ergo-technical kind (evaluations of solar radiation, shading surfaces, prevailing winds, etc..), as well as technical and economic estimates. Through this system, the project control acquires a level of objectivity, while remaining within easily and reversible simulations. The above described procedure is a significant test for the management of interoperability among digital modeling software for management of architectural design. The many files, produced in the different phases, need the definition of standardized protocols for the data exchange. In the light of the most significant international experiences in field of BIM (among which we mention COBIM 2012), we illustrate the main problems and views of development.
