This research explores the impact of seasonality on peer-to-peer (P2P) accommodation in Valle d’Aosta, a mountainous region in Italy, through the lens of the signaling theory. Using a comprehensive dataset of 94,742 Airbnb listings, we study how the performance of such properties is influenced by seasonal fluctuation and the role of amenities in mitigating seasonal effects. Results indicate that while P2P accommodations Gini index is lower compared to its hotels counterpart, significant seasonal shift persist. However, specific property amenities are found to enhance listing performance during the off season. These results offer understanding for hosts and destination managers seeking to optimize revenue in seasonal markets by leveraging specific property characteristics to attract guests during the off season.

Abstract
