The main purpose of the paper is to understand the different formal roles that productive plants in the generative process of urban fabric in order to highlight strategic elements to regenerate the city. Related to this, the paper also aims to understand the relationship between urban analysis methods and the approaches adopted for the regeneration project of industrial dismantled areas. The methodology of the research consists of examining productive areas through six methodologies of urban analysis methods, ranging from the urban morphology approach to the perceptive approach. The result of the study is a theoretical framework able to guide the design approaches in urban regeneration operations improving the awareness of the transitional character of the city and its morphological issues. In this perspective, urban regeneration processes of urban industrial dismantled areas can be conceived as impermanent configurations originating from historical traces and types, anticipating future morphologies people-centered.
