Recent European and local experiences in sustainable building and energy savings push a disciplinary reflection. It seems necessary orienting the research towards the integration of sustainability in “economic design” of building residential projects. In this paper we are going to propose few reflections about the relationship between economic evaluation and energetic sustainability, considering the entire life cycle of production process and project. Starting from some recent European research experiences, at a local scale the focus is posed on the experience of Torino, candidate for the Smart City project. We summarize few points which represent open issues, on which should be concentrated the future research, assuming the goal to give a contribute to the concrete realization of the Smart City idea. Some point of reflection are: the relationship between Economy and Technology, sustainability and Architecture, refurbishment vs substitution of heritage, the fragmentation of the real estate property, the economic-financial impacts, the real estate values analysis and the tools for the “sustainable economic design”.
