Understanding the trends, the rules and the behaviour of the real estate market is useful to orientate - following equity, efficiency and efficacy principles - the public decision making processes focused on the urban planning and the public projects scheduling and management, as well as it is useful to generally support the people that work in the real estate sector. Following these aims, since 2000, the Turin Municipality and the "House and City" Department of the Politecnico di Torino started to monitor and periodically analyze the real estate market of the city of Turin. Considering the cadastral survey review, the Real Estate Observatory of the city of Turin empowered its analysis with new research fields, taking in consideration the needs expressed by the different stakeholders. The analysis deepened, for example, the relations between the buyers' profiles and the characteristics of the dwellings, the reasons and the behaviours that condition the properties purchases and selling, the consequences of urban plans on the real estate market. Furthermore, the Real Estate Observatory of the city of Turin tests and verifies estimating models, techniques finalized to analyze the demand and to prefigure the real estate trends, such as the Geographical Weighted Regression (GWR), the mixed effects models, the Stated Preferenced Methods, etc
